As a landlord rental property is a great way to be able to build your net worth. It can also be filled with many different challenges that you may not have enough experience or the desire to take on such as managing the property. This is when many people will seek out the services of a property management company. With so many companies out there how can you determine which one would work best for your situation? The answer is by considering different factors to decide if working with a particular property management company is right for you.
What Experience Do they Have: When looking at different property management companies you want to compare the experience that they do have with other property management companies. Some important items you would want to carefully scrutinize would be the number of different properties that they manage, how long they have managed these properties and what kind of tenants do they cater do.
Fee Structure: The fee structure with most property management companies can be vastly different. In general a normal management fee would be about 5% of the monthly rent. However, this can vary from community to community some general considerations that you would want to pay close attention regarding the fee structure would include: what services are provided with the fee, is there costs for additional services you require and will the fee be billed or taken out of the monthly rent.
The Management of the Property: When you are selecting a property management company you want to be sure to pay close attention to how they are running their business. Some different items that you may want to look at closely would include: how the management company handles different requests for repairs, which person within the management company will be managing the property, how do they fill vacant properties and what is the frequency of income / expense report.
Contract: When you select any property management company you will have to sign a contract giving them authorization to manage your property. Some of the items that you want to pay close attention to are the length of the contract, if there is a clause for you to break the contract in the event you are dissatisfied with the service and what are the penalties to break the contract.
Clearly, there are a number of different factors you should consider when selecting a property management company. By knowing what experience they have, their fee structure, the management of the property and the contract will help you find the right management company that will work well for your situation. This will allow you to generate income off the property without the headaches of managing it.

PORT ALBERNI The Donovan family says theyve been living in a wet soggy mess for the past five weeks. Monique Donovan says when she noticed a leak in the roof of their rental home, she immediately called the property management company looking after the home. A tarp was put up on the roof, but Donovan says its not keeping the water out. “The next weekend it rained really hard and we got really wet again, Donovan said. She contacted the property management company again about the leaks, but nothing has been done. We’ve got so sick and tired from it we don’t know what else to do.” The property management company that looks after the Donovan home declined an on camera interview with A-News. Off camera, the property manager said the leaky roof is an insurance claim and has been turned over to an adjuster. She also said she didn’t know when any repair work would be done on the home. “It really breaks my heart to know that we have to live like this, Donovan said. We can’t afford to move because this is the only rental we can afford.”

What happens to the lease when a property management company drops the owner as a client in Florida?I was just informed that my property management company is canceling their contract with the owner of my apartment. What does this mean for the rental agreement since it refers specifically to the property management company as the landlord? Apparently the owner has not been paying them. At the same time I received a notice that my water is going to be shut off because the owner is not paying the home owner's association fees.

You are learning the hard way. Certainly the landords are required to attempt to re-rent you unit to mitigate your losses. What you do NOT understand is that they don't have to re-rent YOUR unit first. If they have other vacancies, they are fully allowed to fill those before they fill YOUR vacant unit.
If you want to take them to court, you will need to be prepared to prove that they refused qualified tenants for your unit. Proving such is next to impossible.
The management company will act as the agent of the landlord/owner. They do not have to disclose the owners name unless the owner agrees to it.
You need to wait until your current lease expires to move. Even if she makes a deal with you, you are still breaking the lease! That fact will always be a part of your rental history and make it very hard to rent in the future. Many landlords will not rent to someone that has broken a lease.
It is not really fair to make them hold it for you when it has already been empty that long. You are forcing them to lose 2 more months income.
What would be more fair to them is to ask for 1st right of refusal. This is were you agree to take the place but they continue to advertise. If they get a qualified applicant that can move in sooner then you, then you would have the first choice. At that point you would have to make the final decision to break your lease and take it or give it up. This way they do not lose out on any potential income.
There is still the question if they would still rent to you knowing you are breaking a lease to take it.
He can stay 14 days in a year as a guest, after that he has to leave.
You can not move someone in to property that you do not own against the owners will. How on earth you think people should have a right like that is beyond me. But you don't.
No, your contract is not legal in CA, mostly because you can not give yourself the right to kick him out once you let him in.
Secondly you have no legal right to rent property you do not own.
The landlord will evict you and make demands of the judge for the full lease amount. He will get it too under these circumstances.
