What if you knew how to easily locate the right real estate agent, one that puts your interests first. Use my tips and advice to decrease the stress of buying a home and find the best real estate agent for you.

I certainly understand if you question why I believe I know what constitutes a good real estate agent. I would wonder if I were you.

Here is the answer. For more than 28 years, my husband and I have helped people buy homes. Since I left off being a kid, residential real estate and mortgage financing have occupied my life. I was a licensed real estate agent in the first part of my career and the owner of a mortgage company the last part of my career.

Most people will buy one home, maybe two. Others may purchase an investment or vacation house. In most cases you are going need the services of a qualified real estate agent. And yes, choosing a good real estate agent is crucial.

Instead of listing warnings, do’s and don’ts, allow me to share how I interview and choose a real estate agent.

Number one on my list is to find an individual who makes me feel at ease. Buying a house can be difficult and exhausting at times so why complicate it by employing a real estate broker you don’t feel comfortable with.

It is a shame how many home buyers I observe working with agents who are not matched well to them. The dissatisfaction is discussed for weeks, months and sometimes years after moving into a home.

I believe that buying a home should be fun and exciting. After all it will probably be the most significant and most expensive purchase that you are ever going to make. So why not work with someone that you feel comfortable with since you are likely to be in contact with them on a daily or weekly basis for several months.

Second I am looking for an agent who has my best interests in mind. But how do I know if a real estate broker is truly interested in my personal well being and not simply concerned with making the sale? There are several indications.

Does this agent listen to me? If your agent doesn’t directly address your concerns and questions, this may not be the real estate agent for you.

Does your prospective real estate representative talk first and ask questions later? This is another indication of whether your best interests have been kept in mind. Every great agent listens to what’s on your mind after they ask what is important to you.

A thorough agent will always ask you a lot of questions before ever offering to take you out to view houses. You see, a real estate agent is a valuable asset and they know that your time as well as theirs is valuable too. So they are not going to waste your time showing you houses that you can’t afford or don’t fit your circumstances.

Even though it can feel a little uncomfortable, anticipate a trained agent inquiring into your finances. This is the type of real estate agent I look for.

Some agents give advice without taking into consideration your circumstances. A good agent doesn’t give advice but instead presents options. Your agent should be solution oriented by presenting you with choices that allow you to select what you feel is best for your particular circumstances. Watch for and choose a real estate broker who considers options based on your needs rather than theirs. Above all never feel rushed to make a decision.

High on my list when I interview real estate professionals is watching for individuals who admit when they are unsure of an answer to my question. No matter how experienced a agent, no one has all the answers. So when I ask a question and I hear the words “I don’t know” followed by “but I will find out” it is refreshing. Possessing every answer is not what I care about. That is why I rarely decide on a broker based on age or even experience. A real estate broker with enough enthusiasm and energy to do that little bit extra is who I pick.

Even though it will be your home and a place to live, central to every transaction is money. Although a real estate agent isn’t qualified to approve you for a mortgage, it is still important to be asked about your financial ability such as how much money you have saved for down payment and closing costs.

Top real estate agents know from experience that mortgage financing is the hub of every real estate transaction. As a home buyer, protect yourself by understanding the cost before going out to view houses and especially before you make an offer.

A good agent can help you with this too or you can simply contact a licensed mortgage broker who can prepare a Good Faith Estimate of Closing Costs. If you are comfortable asking your real estate agent, most can refer you to a couple of mortgage brokers for detailed estimates of mortgage costs for your comparison. It is critical that you know what costs to expect before you shop for a house and especially before you make an offer.

Lastly, remember that buying a house is your decision. Take responsibility for your decision by seeking advice from people you like and feel can trust.

I often say when it comes to buying or refinancing a home, it is your house and your mortgage, no one is going to care about it more than you.

There are some people, who feel that a real estate transaction can be carried out without the assistance of a real estate agent. Once I was also thinking like the way you are thinking now. With just one transaction, I have changed my feeling or attitude and I fully convinced that for the best deal, the service of real estate agent is inevitable.

Of course you can get deals without the support of real estate agents, but not the best deal! I am sure you will also change the mindset in a short time.

If you are thinking that you have to pay commission to a real estate agent when you buy a property through him, I can tell you that you may be wrong. It is only the seller who pays the real estate agent. As a buyer, the service of a real estate agent will not add up in your expenses. Avoiding the real estate agent simply means that you are adding up the profit of the seller. Policies of commission may vary from state (or country) to state (country) as well.

When you deal with a real estate agent you should better make sure that he is not charging you any commission from you as a buyer. You can have a dialogue or interview with the agent so that you will be clear about his terms and conditions. And also this will help you to get a primary assessment about the capabilities of the real estate agent as well.

Many real estate agents are out there who work with sellers as well as buyers. There are many real estate agents who work with either with sellers or buyers only.

If you are a potential buyer looking for real estate properties, make sure that the real estate agents you prefer have good experience in working with buyers. Good real estate agents will be there with you until the deal is closed. They will support you during the time of transactions, documentations and approvals.

You can interview the real estate agent to find out whether he is familiar with the programs like down payment assistance. If he is not well versed with such programs, you should not hire him. The agents who do not have familiarity in these types of transactions will not be having much experience as well. So you will not able to get your investment through them.

First step in selecting the best real estate agent should start by making a short list of agents to be interviewed. You can get information about the agents from friends and family members or from lenders. Generally lenders may suggest some agents and mostly they will be agents working with buyers. The recommendation of the lender will be a good choice as they know each other and must have worked earlier together.

The agents who work with the buyers only will be the best option for you, if you are a buyer. Similarly those who work with only sellers will b the best choice for you as a seller. You should discuss with the real estate agents about his fees in the first interview you have with him. This will assure you a transparent deal.

You can ask for a sample contract to see the terms and conditions. You have to make sure the agent will work in favor of you, not for the other party. You should spend much time and efforts to locate a perfect real estate agent; you should not rush in deciding the agent. Make sure that you get an agent who is not a man after money only; he should have a genuine interest in supporting you in the deals.

Some real estate brokers have a lot of tricks up their sleeves. Learn to beat them at their own game.
Help answer the question about real estate agent
Is it beneficial to use a real estate agent when buying a home from a home builder?
A real estate agent told me he could help negotiate the price and get us the better deal on a newly built home.
New Delhi: The local unit of the US-based real estate firm Hines Interests Lp., Hines India Real Estate Pvt. Ltd, says it plans to be conservative in making investments because it believes the Indian real estate market is overheated and ready for a correction.

Land prices in India have seen a dramatic increase in the last two-three years, with values tripling in some of the top cities and industrial hubs, creating a new breed of rich among land owners, who in turn have bought more real estate for speculative gains. The rapid escalation in land prices suggests a bubble, says Daniel MacEachron, managing director, Hines India.

“The real estate bubble will not burst in the sense that prices will collapse,” he said. But he expects there will likely be a correction in prices up to 50% noting that, “even that is not a huge reduction considering the fact that prices have doubled and tripled in the last couple of years.”

A bubble typically occurs when asset values get over-inflated, and when investors no longer see value in those assets it leads to a sell-off that can lead to a sharp downward revision in prices. “Hines has always been a conservative firm. We want to be careful about where we invest our money,” MacEachron said.

Hines, a real estate development and investment firm, has built many landmark towers, such as the Bank of America Center in Houston, the EDF Tower in Paris, the Embassy House in Beijing and Harris Bank Complex in Chicago. Hines has set up a $300 million (Rs1,182 crore) equity fund to invest in real estate projects in India. The company plans to invest this money in three-five projects over the next three years.

This even as real estate prices have already softened by 15-20% in overheated pockets such as Gurgaon and Noida near New Delhi, according to estimates from several real estate consultancies.

While there are large tracts of land in India, land prices had shot up because of artificial constraints to acquiring land, MacEachron said. “Ownership of land and land titles are not clear in India. There are no clear land records here unlike in other countries.”

In August, Hines formed a joint venture with DLF Ltd, India’s largest publicly traded real estate firm by market capitalization, to develop an urban mixed-use complex spread over 15 acres in Gurgaon. This complex will have a 30-storey high office tower, high-end retail shops, restaurant and entertainment venues, and a hotel.

Hines has committed an equity investment of $50 million in this project. This investment will be made out of the fund set up by Hines. The total estimated cost of the project is around $200 million.

Just as Hines is investing in Indian real estate despite its cautionary approach, overseas money continues to pour into the sector.

Nakheel Llc., a United Arab Emirates-based developer, along with DLF, plans to pump in as much as $10 billion in just township projects in India. Several other firms have also committed millions of dollars on the assumption that India’s real estate story is only going to get better.

Foreign real estate firms and private equity funds are keen on investing in the Indian real estate market, as the return on investment is higher in India compared with more developed markets such as the US. Hines expects to get a 20% return on its investments after taxes after it exits the investments, typically over a period of three years.

According to an Ernst and Young real estate report, nearly two-dozen US funds such as Blackstone Group ($1 billion) and Goldman Sachs ($1 billion) are raising funds for investment in Indian realty sector. Other funds such as Berggruen Holdings ($200 million), Kenmore, Bluestone Quantum Management Pvt. Ltd are also set to invest in the Indian real estate market.

Over the next three years, Hines plans to build one or more high-rise residential and commercial towers in India and an integrated township spread across 100-200 acres in partnership with local developers.

Are the current glut of houses for sale, and the lack of cheap bank financing, scaring away real estate investors? Is now really a horrible time to try and get into the real estate market as an investor and make some money? The answer to both of those questions is a resounding “no.” While it is true that in some areas the real estate market is in a decline, and banks are being very stingy with their loans; now is actually one of the best times you can get into the real estate market and really make some serious money.

Why Invest in a Down Real Estate Market?

One of the biggest questions we are asked these days is if it is smart to try and invest in a down real estate market. In this new market, real estate is starting to become increasingly cheaper in many parts of the country. Thanks to the sub-prime mortgage lending mess, and the downward fluctuation in the market, there are a ton of homes available today and plenty of people looking to wait it out as a tenant in a lease-option-to-purchase home until they can obtain traditional financing once again.

Think about it for a moment. Where are all of the people who are being foreclosed on going to go live? Many of them will become renters and others will opt to rent a lease-option with the hopes that in three to five years they will be able to purchase a home again. This scenario is perfect for a new market real estate investor who is interested in buying some cheap properties through short sales, and then holding them as lease-options.

Is The Real Estate Market Really That Bad Everywhere?

Interestingly enough, if you were only to listen to the California real estate market news you would probably think that the market is horrible and never going to recover. However, in areas such as the Seattle real estate market, property is actually holding its value quite nicely. This should tell you that while some markets require one type of investing; other markets offer you different options all together.

To Invest Now or Not To Invest Now?

The simple answer is that the only limitation on your ability to make money by real estate investment is your own beliefs. In truth, investing in real estate is the same as investing in the stock market; sometimes you buy high and hold, other times you buy low and sell high. However, there is never any reason or excuse why not to invest in real estate – great market or down market.

Real estate investing is changing right now. Short sales are very popular and fast becoming one of the hottest real estate investing niches. This video is from a young investor, Colin Andrews who spoke at the real estate symposium at The Ohio State University.
Help answer the question about for real estate
How reputable are the real estate courses offered by real estate companies?
I am interested in going into real estate when I finish college and have been looking around at schools. Century 21 offers their own course (3 weeks) and another real estate company offers one for 6 weeks while the community college offers one for 8 months that trains you how to appraise and broker as well as just getting your license to sell.

Which program is best and what is the difference between being a real estate agent (seller) and a broker?

The costs range from $600-$2500

Some people choose to use a real estate agent and some people choose to go it alone. One thing I have noticed over the years is that a number of seasoned investors looking in a new city will seek out a good agent while novice investors will frequently go it alone. I have even had a number of successful real estate agents seek out my help when they are moving to our city. Why do some of these seasoned investors choose to work with an agent? Below is a list of 7 benefits of using an agent.

1. Understand potential restrictions of the property. I recently heard a story from a friend at the city development office in Austin Texas. A couple had saved up for their retirement. They wanted to retire and live out in the hill country. They went to the foreclosure auctions. At the auction they purchased a lot for 500,000. It had great views and they were going to build their dream house on it. They had researched the lot before the auction and found it was zoned SFR which means a single family residence can be built on it. After purchasing the lot they started plans to build their retirement house. At this time they discovered the lot was in the 25 year floodplain. My friend at the city development office explained that the lot could not be built on and was basically worthless.

2. Know about new developments that might affect a properties value. A good realtor will know of proposed new developments that might affect different properties in which a buyer is interested. Whether these developments are positive or negative can be valuable information when weighing different housing options.

3. Find potential problems with a property. It is always a good idea to have a home inspector look at a potential house. However, a Realtor is a good first line of defense to see if a house has inherent problems. A Realtor that can know about common problems, such as foundation or electrical, that affect a particular neighborhood.

4. Understand contracts specifics. Whenever you buy or sell a house you are entering into a large personal transaction. It helps to have someone on your side that deals with these types of transactions on a daily basis. A Realtor can help you understand contracts and can explain what is typical for your area. The most common pitfall into which I see unrepresented buyers fall is to become involved in an atypical contract that is not to their benefit. For instance a seller will sign an offer that has an option period that is 4 times longer than what is typical. A buyer might put in offers on multiple properties with long option periods. The buyer will wait and see if the market appreciates. If the market has appreciated the buyer buys the house at now and undervalued price. If the market has gone down the buyer walks away.

5. Misperception of a benefit of going it alone. Buyers frequently think that by not using a buyers agent they will get a better deal from the seller. In most situation the listing agent asks for 6 percent from the seller. If a buyer comes with an agent the listing agent splits the 6 percent with the buyers agent. If an unrepresented buyer comes the listing agent keeps the whole 6 percent. On the selling side, For Sale By Owners (FSBO) often think they are saving alot of money by avoiding a listing agent. Nationally, FSBO homes sell for 14 percent less than agent listed homes in the same neighborhoods. In addition alot of FSBO’s still end up having a buyers agents involved. There is also money spent on advertising. Since an agent has experience marketing homes the agent often can spend money more effectively on advertising. Agents often know which advertising sources produce the most potential buyers.

6. Save time when looking for listings. Looking for listings without an agent can take up large chunks of time. When looking with an agent you can see several homes in a few hours. When going it alone you have to call the listing agent for each house and wait at the house for the agent to arrive and open up the house. In addition agents often know houses which are not listed or may have already identified potential problems with a particular house of interest.

7. Insure Security. When a home is listed with a broker, agents coming to the house have to usually log in. This allows the listing agent to keep a record of every party coming into the house. Since their business is on the line, agents are more likely to protect the house from damage or theft. For a variety of reasons, it is generally not a good idea to have random people you do not know come into your house. Often sellers simply have a phone number, but that phone could be their house, a friend’s house, a pay phone, or even a stolen phone.

Searching for a home can be stressful and difficult but it can also be fun. Whether you choose to look for a home on your own or with a Realtor its a good idea to be a extremely careful when you seek out your dream home.

When it comes to real estate, one of the best locations is Miami Florida. It has great beaches, tropical weather and nice residents. Miami is a good place to invest in real estate property.

However, Real Estate properties in Miami are expensive. But with the right real estate broker plus the proper background as to how the real estate industry in Miami works, you can easily find a good property.

A lot of people do not actually know that real estate rates can be negotiated. There are a few ways on how you can cut down those expensive property rates and one of them is to hire reduced-fee real estate brokers.

Why Should you Hire Reduced-Fee Brokers?

If there are reduced-fee brokers, then there are standard-fee brokers and instinctively, no real estate broker will own up to that particular statement simply because rates in the real estate industry are negotiable. This explains why a lot of real estate brokerages are creating their own market niches in the hope of capitalizing their growing realization in providing clients with negotiable real estate property rates. This action additionally, is aimed at providing clients with money-saving properties, as well as rebate commissions to buyers.

Here are some examples on how discount real estate brokers operate. There are resources available on the Internet to discuss detailed information for example Armando Montelongo has a site that offers coaching assistance.

Flat-Fee Listing

This type of real estate brokerage takes all those listing at flat rates, paying only cooperating fees on top of the original amount to the selling brokers. These cooperating fees are paid by the sellers themselves. It is normal to find brokerage ads that offer to list properties at a given fee. However most of these ads have fine print. These are the disclaimers that say the fees are exclusive only to the selling broker. Since this can be misleading, consumers must be aware of this.

Buyer Commission Rebates

You can also take advantage of real estate agents advertising and if you seek their help in finding you a home, the company will relatively credit the buyer a part of a percentage from the commission or even a flat-fee at closing. The money used basically comes from those fees that sellers pay to the brokers who present their possible buyers.

In general, a real estate company that provides its customers with some of their income does so in hopes that it can attract bigger volumes of the business. Graduated Fee Policies- These real estate brokers offer more services and fees, but greatly depend on work required and the type of representations.

Why is it Better to Accept Reduced Services?

Buyers and sellers can choose to accept reduced services to save money. That is primarily the major motivation.

There are a lot of discount brokers in Miami that can help you with your real estate goals.

Buying a house - The realistic approach

This article is not about the secrets of buying a rental property for no money down and half the price of the market value of the house. I am not Tom Vu or Don Lapre and I am not in jail.

In Canada, the no money down home did use to exist, but not anymore. Some banks and/or lenders were willing to lend you the 5% down payment so that you don’t have to pay a dime out of your own pockets to purchase a home. However, given the current financial situation with tighter lending restrictions, there will be no bank or lenders who can do that in Canada.

The buying home for half price did use to exist as well. At one point, foreclosures in Canada would allow foreclosed homes to be sold at rock bottom prices. The new law, which has been in placed for many years now require the homes be sold at the highest possible price for foreclosed homes or else the lenders could be sued. Hence, sometimes foreclosed homes sell higher because Canadians have the misconception that foreclosed homes are a really good deal causing it to have a reverse affect. There have been many people buying foreclosed homes believing they got a good deal and not doing a thorough check as to the actual value of the home.
Now, clearing out the quick money maker myths of buying homes, there are still many things you need to be aware of before starting.

If there exist ever an industry with more sneaky sales tactics and money motivated people, it has got to the Real Estate industry. As a buyer, you could be dishing out $350 000 and everyone wants a piece. The Real Estate Agents want a piece. The lenders want a piece. The lawyers want a piece and the sellers want piece. No wonder there are so many scams in this industry.

The first thing to be aware of is the Real Estate Agent. A Real Estate Agent is suppose to act on your behalf to buy or sell the home. Both the buyer of the home and seller of the home will have their own Real Estate Agent called a Buyer’s Real Estate Agent and a Seller’s Real Estate Agent.

In Canada, each Real Estate Agent gets an average of 2.5% and sometimes 2% for the commission of selling the home. Some Real Estate Agents provide cash back rewards. Canadian Real Estate Agents gets higher commission than anywhere else. In United States, their Real Estate Agents only get 1% of the commission and their homes are actually much cheaper. Even though Real Estate Agents are the least educated of the parties involved in the buying home transaction, they seem to be getting the biggest piece of the pie.

Do not listen to mls.ca and their gimmicks on Real Estate Agents are ethical. (http://www.howrealtorshelp.ca/swf/). Where do they get the idea any Real Estate Agent off the street is ethical. Their claim is based on these tests that they pass to become a Real Estate Agent. Agents passing a test does not meant hey are ethical. It only means they can remember enough to pass the test.

One would believe it should be the Real Estate Agent’s job to help the buyer ensure the home is of value. Rightly so, many buyers depend on the Real Estate Agent to protect them and provide them advice and in my opinion, the ethical Real Estate Agent should do that. However, the true reality is that Real Estate Agents do not make money unless if the home is purchased. The reality is that the Real Estate Agent’s salary is not truly dependent on giving you advice. The Real Estate Agent’s job is to get the buyer to buy a home through them so they can get paid!

As a result of this, what ends up happening, are two types of Real Estate Agents with variations in between. The first type is the honest agent with the belief “If I work hard and treat my buyer right, the buyer will come back to buy more homes from me. The second type is the “I need to get the buyer to buy a house quickly so that I can move on to the next buyer (sucker) so that I can maximize my time for profit.” The bottom line is that you are looking for the first type and you want to avoid the second type.

We’ll call the first type, the Bad Real Estate Agent.
We’ll call the second type, the Good Real Estate Agent.

So what kind of characteristics does the Good Real Estate Agent have that the Good Real Estate Agent does not have?

  1. The first characteristic is Patience.
Bad Real Estate Agents will attempt to sell you a home quickly to get the money quickly. Do not buy a house without spending a lot of time looking at several different homes. Be careful of tactics such as Real Estate Agents claiming it is the perfect and acting like a salesman rather than providing you information.

  2. The second characteristic is information.
A good Real Estate Agent needs to provide you all the information to let you make the informed decision and we are not talking about their opinion. Real Estate’s opinion does not matter. Real Estate Agents have data such as the history of the house being sold at, homes being sold near the area and type. A Real Estate Agent should be able to provide you with a compilation of official documents that tells you these kinds of data to let YOU make an informed decision.

  3. The third characteristic is care.
You will know this during the actual signing of the contract to purchase the home at a certain price. Once you become interested in a property and want to buy the property at a certain price set by YOU, you have to write up a contract. The contract consist atleast three conditions that will null the sale of the home and a security deposit.

The common three conditions are, buyer can get financing, the home passes inspection and the appraisal value of the home is above the price to be purchased. Generally, you will want the lenders to appraise the home so that you know the fair value of the home and the lenders would only lend of you are buying the home at fair market value.

The security deposit is an amount you will provide to lock the home from being sold to other buyers while you perform to checks to see whether these conditions have been met. If these conditions are not met, then you SHOULD get your security deposit back.

The Bad Real Estate Agents will want to you provide very few conditions and a big security deposit. Doing so ensure the home is more likely to be sold.

Do NOT go through the internet and pick the first agent you see or the agent that has the most advertisements. They are just spending marketing money which they intend to recover from you. I especially find the ones that are top ranked search engines to be the most conniving, especially the Mississauga location!!!

If you have any more questions or concerns, feel free to e-mail me at admin@freerentalads.ca
You are also certainly welcome to e-mail me your good and bad home buying experiences. I may or may not chose to post them up.

The GREATEST real estate agent in the world is an interesting topic of conversation as well as being a contest.

Now, let me explain first that I do not consider myself the “Greatest real estate agent in the world” but I do consider myself a very adept and professional real estate agent who offers the finest real estate services in Panama City, Florida!

However, this sounds like a fun contest and I thought I would enter and have a little fun with it.

So, let’s begin…

I believe there is much more to the true nature of being the “Greatest real estate agent in the world”, I also believe that it’s about understanding, learning and offering the greatest real estate services available. Anywhere!

What goes into being the “Greatest real estate agent in the world”? Well, in my opinion there are allot of things agents can do to help their primary focus of selling real estate and assisting their customers in purchasing real estate:

Advertising - The agent must be focused and advertise not only to achieve a strong market penetration, but also be able to reach the most qualified readers for their advertisement.

Market and Product Knowledge - The agent must maintain a strong and thorough knowledge of their local real estate market. To this they must spend hours researching sales and listings, expired listings and withdrawn listings.

Honest and ethical – One trait I believe sets the “Greatest real estate agent in the world” apart from other agents is their ability to be honest and hold their morals and ethics to the very highest of standards! Their dealings with not only their clients and customers must exemplify high moral and ethical behavior, but also their dealings with other real estate agents as well as supporting professionals such as Loan offices, builders, contractors etc.

Investment foresight – I believe another strong trait is the ability to be able to discern which properties make the strongest case for their clients and customers investment strategy. Not only being able to calculate rates of return, Gross Rent Multipliers, Potential Gross Income and other variables but also understanding how these variables affect the purchase of a customers or clients real estate investment strategy!

Technology insight – Being able to not only understand the technology that exists today to assist a real estate agent in their business but also having the ability to apply that technology is a paramount consideration today.

As technology becomes a more important part of our daily lives, it also becomes a primary tool to provide additional services and assistance to real estate agents clients and customers.

The application of technology, aside from having a website is no easy task. After all, the expertise of real estate agent is selling real estate! However, the ability to utilize and implement effectively the available software and hardware in an agents business will allow that agent to be recognized as a leader in their market and industry.

These are but a few of the factors that go into making the “Greatest Real Estate Agent in the World” a reality for any real estate agent in today’s highly competitive real estate market.

In my opinion, there is so much to becoming the greatest, that to actually decide who this person is would be beyond the abilities of most experts today.

However, we as real estate agents must continue to strive to be the best we can be for our local market place. Our eye on the prize of being the “Greatest Real Estate Agent in the World” should remain our focus through out our careers.

We have no home to sell (first time buyers) and were thinking of getting a real estate agent. However, I know we would have to sign one of those exclusivity contracts and, if we buy a foreclosed upon home, their comission would have to come from somewhere (us?).

If we are even considering buying a foreclosure, should we sign up with a real estate agent?

If you’re selling a home, you need a licensed real estate agent. It is feasible to sell your home on your own (i.e. For Sale by Owner), but without the proper knowledge of how to sell real estate and the paperwork and procedures involved, you could end up shooting yourself in the foot. Using a real estate agent to sell your home will cut back on headaches and ensure that all appropriate steps are being followed and documentation being completed.

Step 1 – Ask Around

If you’ve never dealt with a real estate agent before, ask your friends and family in the area if they recommend an agent. It’s better to go with an agent that comes with a personal recommendation than choosing one blindly. You should also ask your neighbor if they know anyone, especially if your neighbors are new to the area. Asking around will key you in to some of the better real estate agents around and which ones to avoid.

Step 2 – Go to Open Houses

This might seem a bit strange, but if you want to find an agent that knows your area, you should go to open houses in your neighborhood. Even if you don’t want to stay in that neighborhood, a local real estate agent is the way to go. Local agents know how much you can get for your home based on your neighborhood and the condition of your home, and can provide you with insight an out-of-area agent can’t. So, visit a few local open houses and talk to the agents hosting them. If they aren’t able to take on any addition sellers at the moment, they might be able to refer you to a fellow agent that knows the area and can help you get the best price for your home.

Step 3 – Choose a Reputable Real Estate Office

Real estate agents work out of real estate offices. They work with the office as independent contractors to help sell homes. When choosing a real estate agent, be sure to stick with the larger offices. A no-name office doesn’t have the resources necessary to sell your home fast and for the best price. The bigger, more established real estate offices often have a network of agents and other real estate professionals that can serve you and your specific selling needs.

Step 4 – Take Names and Ask Questions

The bottom line is you’re the customer when you’re selling your home. You choose the real estate agent, they don’t choose you. So, don’t go with the first agent you find. Shop around. Ask your neighbors for references, go to open houses, and visit the larger real estate offices in your area. Write down the names and contact information of some of the better agents you meet. Then, sit down and choose 3 or 4 agents you like and start analyzing. Think about which one will get you the best price for your home and, most importantly, work with and help you throughout the entire process. Some agents can get top-dollar for your home but are very difficult to work with on other areas of the deal (i.e. completing paperwork, escrow, etc. ). If you can’t decide on an agent, call you top choices and set up an interview. Have them bring their resume and proof that they’re a licensed real estate agent. Most agents will be willing to sit down with you and give you their sales pitch. If they aren’t, then it’s obvious they aren’t willing to dedicate themselves to helping you with selling your home.

Selling your home is a big event. The home selling process is a large undertaking that requires the expertise of a real estate agent. So if you’re thinking about selling your home, don’t go it alone. Use the steps above and find a reputable, reliable, and helpful real estate agent.
